The Transformation Speaks for Itself

Every home has positive features. I find them, highlight them and create a presentation in a way that makes buyers fall in love at first sight.

The Process

The challenge was creating a gathering place that was warm and inviting while working with a mammoth of a fireplace. It literally occupied 1/3 of the usable space. Adding to the negative impact was old, outdated furniture that was set around due to the myth that "a house sells better with some furniture in it" (2 lower left "before" photos ) I created an updated cozy seating area that is warm and inviting and enhanced the fireplace. A lifestyle that says "Cozy up and enjoy"

The Process

This home was missing a very important "lifestyle" element - the Dining area - where family gathers for conversation and friends share a meal together. Adding to the negative impact was an empty kitchen - you know where "Martha" serves up delicious meals for her family! Further adding to the negative impact was a cold metal table w/2 metal chairs as the dining table and 2 cold metal barstools at the breakfast bar. The challenge was creating a space that was warm and inviting while working with a small space. I added a little whimsy with MacKenzie Childs artwork, some coordinating tableware and added 3 comfortable stylish barstools and place settings at the breakfast bar. The additional challenge was creating a "feeling" that would override the formica countertops in a granite countertop world. I added a whimsical collection of kitchen items up high to draw the eye upward. A lifestyle that says "We Serve up food and fun!"

The Process

The bar was a focal point and a large one and visible when you walk in. It was a blank space adding to the negative impact. The challenge was to present an entertainment lifestyle in an expansive space and coordinate it with the adjacent living room area to create the first impression when a potential buyer enters and make them say "Wow" I love this!"  A lifestyle that says "Come on over!"

The Process

Every space is important and I consider the outside additional, livable square footage (for purposes of usage, of course, not for appraisal)  Adding to the negative impact in a BIG way were 2 lawn chairs placed on the back patio (overlooking the golf course!)  The challenge was creating an inviting entertainment space that included a relaxing vibe in a country club setting. I created a conversation area with seating and included a chaise lounge chair for a relaxing vibe.  I added a dining table for enjoying a meal on the patio while taking in the view of the golf course. (Pictured in the lower center photo) The front porch area - which is where I always start! The challenge here was trying to create a warm inviting entry while working with angled walls that created limited wall space. "Welcome!"

How I Work

Every home is unique. My process is designed to highlight what makes yours special — and get it sold.

01

Initial Consultation

We walk through your home together and I assess every room with a buyer's eye — identifying what to highlight, what to update, and what story we want to tell.

02

Staging Plan

I create a customized plan that outlines exactly what needs to happen to make your home shine — from furniture placement to finishing touches.

03

Preparation

Before the furniture arrives, we ensure the home is clean, repaired, and ready. Sometimes the most powerful transformations start with the simplest updates.

04

Staging Day

My team brings in furnishings, art, and accessories — transforming your property into a lifestyle buyers can picture themselves living.

05

Photography Ready

Once staged, your home is ready for professional photography that captures it at its absolute best — because great photos drive showings.

06

On the Market

With beautiful presentation and compelling photos, your home enters the market positioned to attract serious buyers and competitive offers.

Hometown Girl. Entrepreneur. Realtor®. Home styling Expert

I am an Amarillo hometown girl, a wife, a mother and an entrepreneur at heart. I've aways loved creating beautiful things, building businesses, and finding ways to turn a good idea into something special.

My entrepreneurial journey began with designing children's clothing and building a successful apparel company that earned national recognition, including the University of Arizona's Elite Entrepreneur of the Year Award and the International Association of Working Mothers "Create Your Dreams" Award for Entrepreneurship.

A few years ago while selling our own home , I noticed something interesting. Potential buyers and real estate agents weren't just admiring the house. They were asking who had decorated it and whether I had a business card! Some agents even came to see the home specifically because they'd heard about its interior styling. The house sold immediately and the experience stayed with me. I recognized the opportunity to bring something different to the Amarillo real estate market . Combining my business experience, creativity and love of beautiful interiors, I founded Amarillo Home Staging™️ to help homeowners present their properties in a way that captures buyers' attention and helps homes sell faster. As my staging business grew , something else happened. Clients began asking, "Why can't you sell my house, too?" So I decided to do just that! I earned my real estate license and joined Coldwell Banker First Equity , allowing me to offer homeowners a more complete and personalized approach to selling their homes. I help homeowners prepare, style, market, list, and sell their properties with one goal in mind : achieving the best possible outcome. Staging. Styling. Selling.
